What is a property valuation and how is it different from a real estate appraisal?
+
A property valuation is a formal, independent assessment of a property's market value carried out by a qualified and certified valuer. Unlike a real estate agent's appraisal, which is an informal estimate often used to attract listings, a valuation from AAP Valuers is a legally recognised document that can be used for stamp duty assessments, court proceedings, tax purposes, and financial reporting. Our valuations are conducted in accordance with Australian Property Institute (API) standards and are accepted by the ATO, courts, and all major financial institutions.
What types of properties does AAP Valuers assess?
+
AAP Valuers provides comprehensive valuation services across residential, commercial, and rural properties throughout New South Wales. Whether you own a suburban home, an apartment, a retail or office space, an industrial warehouse, or a farming property, our team has the expertise and local market knowledge to deliver an accurate and reliable valuation.
How long does it take to receive my valuation report?
+
For most standard residential valuations, you can expect to receive your completed report within 3 to 5 business days from the date of inspection. More complex assignments, such as commercial properties or rural holdings, may take 5 to 10 business days. If you have an urgent deadline, please let us know when you book and we will do our best to accommodate your timeframe with our priority turnaround service.
How much does a property valuation cost?
+
Our fees depend on the type of property, its location, and the purpose of the valuation. A standard residential valuation typically starts from around $300 to $600, while commercial and rural valuations are quoted on a case-by-case basis depending on the complexity involved. We provide transparent, fixed-fee quotes upfront before any work begins, so there are no surprises.
Do I need a valuation for stamp duty purposes, and will Revenue NSW accept your report?
+
Yes. Revenue NSW requires a formal independent valuation from a qualified valuer when calculating stamp duty (transfer duty) on property transactions, particularly where the purchase price may not reflect true market value, for off-market transfers, or for properties transferred between related parties. All AAP Valuers reports are prepared by AAPI-certified valuers and are accepted by Revenue NSW, the ATO, and all major financial institutions.
Can AAP Valuers provide valuations for my Self-Managed Super Fund (SMSF)?
+
Absolutely. The ATO requires that all real property held within an SMSF be valued at market value by a qualified independent valuer for annual reporting and compliance purposes. AAP Valuers provides SMSF-compliant valuations that meet APES 225 standards and are accepted by auditors and the Australian Taxation Office. We deliver reports that help keep your fund audit-ready and in full regulatory compliance.
How are property valuations used in Family Court proceedings?
+
In the event of a separation or divorce, the Family Court requires an independent and impartial assessment of all real property assets to ensure a fair division of the property pool. AAP Valuers provides single expert witness valuations and shadow valuations that comply with the Family Law Act 1975 and the Federal Circuit and Family Court rules. Our valuers are experienced in preparing court-admissible reports and can provide expert testimony where required.
What qualifications do your valuers hold, and are you insured?
+
All AAP Valuers are Certified Practising Valuers (CPV) who hold tertiary qualifications in property valuation and are registered under the relevant state legislation in New South Wales. Our valuers are members of the Australian Property Institute and adhere to strict professional and ethical standards. We also carry comprehensive professional indemnity insurance, giving you complete peace of mind.
What areas across NSW does AAP Valuers service?
+
AAP Valuers is based in Sydney and provides valuation services across the greater Sydney metropolitan area, including the Inner West, Eastern Suburbs, North Shore, Northern Beaches, Western Sydney, and the Sutherland Shire. We also service regional New South Wales, including the Central Coast, Hunter Valley, Illawarra, Blue Mountains, and selected rural areas throughout the state.
How do I book a valuation with AAP Valuers?
+
Booking a valuation is straightforward. You can contact us by phone, email, or through the enquiry form on our website with details of your property and the purpose of the valuation, and we will provide you with a fixed-fee quote — usually within the same business day. Once you confirm, we will schedule a convenient time for the property inspection and keep you informed at every step through to delivery of your completed report.
